About the Barn House with an Upper Floor 40m² design
The 40 m² Barn House with an upper floor is a functional modular home for those who need a compact building form but want to clearly separate the living and private zones. The ground floor features a living room with a dining area, a kitchen, a bathroom, a hallway, and a practical vestibule.
The attic provides additional usable space — ideal for a bedroom, a child’s room, an office, or a guest area. This allows the house to maintain a small building footprint while offering a comfortable layout for daily use.
The modern barn house building form combines a bright façade, wood, and black details. Large glazing on the terrace side illuminates the interior and opens the house to the garden. The model is also available with a smaller front window — as shown in selected visualisations — for those who prefer a calmer, more minimalist façade.
We build the house using modular technology with certified structural timber. You can choose shell and core, developer standard, or turnkey finish.
